An improvement to rented premises is an addition or alteration that enhances the property from the tenant’s perspective, even if it does not increase its market value. Where a lease requires landlord consent, such consent must not be unreasonably withheld. Landlords may require compensation or restoration of the premises at the end of the tenancy, and in certain cases tenants may be entitled to compensation for improvements made.
