Legal Terms - Absolute Title
Ownership of a legal property in land that is officially recorded, with an assurance from the government that no one else has a superior claim to that property. An absolute title to freehold land is synonymous with an estate in fee simple in possession in unregistered land. Absolute leasehold title, as contrast to good leasehold title, provides a guarantee that the lessor possesses the legal right to grant the lease.
The title is potentially subject to change.
The register contains information about encumbrances and other entries that have been officially recorded, such as registered legal charges or land charges. However, there may also be overriding interests that are not listed on the register and must be discovered by search and inquiry.
