The advantage of a comprehensive array of covenants incorporated into the sale and other transfers of land by the Law of Property (Miscellaneous Provisions) Act 1994. The primary stipulations encompass: • the seller's entitlement to transfer the property; • the seller's obligation to exert efforts to provide the title he claims, at his own expense; • in instances of registered land, the complete transfer of the property as per the registered title; • in cases of unregistered land, the transfer of freehold or, if leasehold, the transfer of the remaining lease term; • the assurance that the disposition is devoid of all charges, encumbrances, and adverse rights known to the seller; • in the context of leasehold land, the continuation of the lease and the seller's adherence to its terms.
